Estate Ridge is a full-service brokerage that uses modern technology to get you into Sub Saharan Africa residential and commercial real estate first,professionally and to save you thousands in fees.The result: your agent moves mountains to get the real estate that’s right for you, but with none of the sales pressure for you to settle for anything less.

-Land title Search: $50

-Property Search (if not listed): $200

-Full Due Diligence with report: 2% of property value.

-Access to banks providing mortgage and financing.

-Access to design and build firms to build your dream home.

-Access to legal providers to sort out transfer and due diligence.

You bet! Reach out to us using one of the methods listed above, and we’ll schedule you to meet with a local agent.

Once you’ve been paired with an agent, you’ll work with that agent and his or her team the rest of the way through the offer process. If that agent isn’t right for you for any reason, you can choose to change agents up until the time you submit an offer.

We can’t help you tour or make an offer if you’re already working with another agent outside of Estate Ridge. If you believe your agent is not delivering the value you expect, you can end your relationship with that agent and use a Estate Ridge Agent.

If you signed a buyer’s agency agreement, you must first inform your agent in writing of your decision. Please read that agreement carefully to ensure there are no other obligations to the agent following termination. If you’re unsure about the terms of the agreement, you can call us or consult with an attorney. If you haven’t signed a buyer’s agency agreement, you can inform the agent of your decision in any way you like.

Anyone who meets the following conditions can use Estate Ridge to buy a property:

  1. You cannot have an active current buyer’s agency contract with another real estate agent/agency.

We also offer a convenient, streamlined buying process. Each Estate Ridge partner Agent is supported by a team of real estate professionals who help with scheduling and paperwork, so you get on-demand service from touring to close.

Definition of Buyer’s Agency Agreement

A buyer’s agency agreement, also known as a buyer’s representation agreement, is an agreement signed by a prospective buyer that authorizes a licensed brokerage firm, and usually a specific real estate agent at the brokerage firm, to represent the buyer in buying a home. Different markets have different standard forms of agreement, as do many brokerage firms. Prospective buyers sign buyer’s agency agreements to confirm their commitment to working with a brokerage firm or an agent, and to assure the firm or agent that they will be compensated if a sale occurs. The term of the agreement is negotiable.

Before signing a buyer’s agency agreement, the buyer should be sure that they want to work with the agent and the brokerage firm.

Buyer’s agency agreements also often address the conditions of the brokerage firm and agent’s dual agency policy. Dual agency occurs when a brokerage firm or an agent represents both the buyer and the seller in the same transaction.

Estate Ridge Buyer’s Agency Agreement

Estate Ridge doesn’t require clients to sign a buyer’s agency agreement for properties already listed on the platform. If a client needs Estate Ridge to find a specific non listed property, then they are contracting them to find a property that isn’t listed on the platform. The agreement is necessary only to ensure that buyer is serious, working exclusively with ES and that they are no misunderstandings regarding the property deliverable .

Estate Ridge is a full-360 real estate marketing service for Sub Saharan Africa residential and commercial real estate. Working with real estate marketing experts, we enable property owners in Sub-Saharan Africa to market their real estate properties to clients in the diaspora, expats and locals in the market for property in said country.

If your home is currently for sale and you notice that your home facts are not accurate, please check with your listing agent to make sure your home’s MLS information has been entered correctly or reach out directly to us. If your home is listed and not for sale, reach out to listing agent or directly to Estate Ridge with proof of ownership to have de-listed.

Anyone who meets the following conditions for selected city neighbourhoods can use Estate Ridge to sell a property:

  1. Legal property owner
  2. Legal property administrator
  3. Legal property manager

Yes!

You can reach out directly to Estate Ridge to have your property listed, as long as you have the right to sale said property as owner or administrator, meet the requirements and details. 

As the seller, you are responsible for the agent commission.
